But unfortunatley we have been served a section 21 because we have asked for 24 hours notice for maintenance works, so that we can be present in the property. honestly this is the real reason. All communiaction between us has been via email, so this can be proven. I would like to take this oppurnity to make other Tenants and Landlords awear, that this Landlord has now decided to branch out and is looking to manage other Landlords properties. </DIV><DIV>The landlord failed to give us a move in date and messed us around for weeks, he handed the property over to us in a very unclean state, he had not done any maintenance works that had been promised, alarm,fridge freezer and garage doors. He also provided us with a Inventory 6 Months in to the contract, which was very basic and not detailed so this would not have beed a correct document to determin a true reflection of the properties condition prior to the tenancy. </DIV><DIV>I would like to mention that honestley we are perfect tenants, we had not mithered him for the works to be done, we have never paid the rent a day late, the house is in perfect condition. </DIV><DIV>I would strongly advise anyone thinking of doing any sort of business with this Man or Company to avoid it at all costs. </DIV>]]>

    <![CDATA[<strong>Author:</strong> <a href="http://www.loveyourlandlord.co.uk/member_profile.asp?PF=2430">mark</a><br /><strong>Subject:</strong> RUSSELL JAMES IN MANCHESTER IMPORTANT INFO<br /><strong>Posted:</strong> 09 Aug 2011 at 12:26pm<br /><br />Hello to all LL &amp; tenants alike,<br>ok where do i start.......this is really a warning to tenants and landlords in regard to the business practices of a estate agent called RUSSELL JAMES based in manchester,office in the M28 area. they are advertising properties as DSS considered and i have found out today due to one property i nearly paid £180 admin fee for that the landlord does not accept DSS whatsoever ( i found out from another agency who are joint marketing the property but use RUSSELL JAMES for credit refrencing ).....alarm bells ringing yet??????? well as the admin fee is non-refundable and most people would not find out (unless the agency are honest)untill the credit check is complete that i would not have had a chance in the world, this is a sheer theft. why can an estate agent rip people off whom are worse off than most and get away with this? basically im sure landlords would not want to have ther precious property let out by a so called company that practices in this manner. anyway they are a member of the TPO and i am going through the complaints procedure. WE NEED BETTER LEGISLATION NOW! thanks for listening and take care.<br>]]>

    <![CDATA[<strong>Author:</strong> <a href="http://www.loveyourlandlord.co.uk/member_profile.asp?PF=2403">Delgib</a><br /><strong>Subject:</strong> Not a moan, just a check.only place I could put it<br /><strong>Posted:</strong> 22 May 2011 at 11:31am<br /><br />Hi I am new to this site.&nbsp; I was looking for a bit of moral support for my predicament and stumbled upon this site by imputting "why are private landlords so rubbish" on google!&nbsp; My situation is that I have lived in my private rented house for two months now (i signed a six month initial tenancy) I had previously lived in a back to back private rental for eight years.&nbsp; Moved to get away from numpty neighbour and also to provide a slightly bigger less moudly, damp home for me and my daughter.&nbsp; I viewed my current property at the end of March.&nbsp; My landlord assured me that all the neighbours were nice, it was a nice quiet area.&nbsp; I now know that he based this information on no recent knowledge.&nbsp; <DIV>&nbsp;</DIV><DIV>I was then informed by two neighbours that his previous tenants had endured for three years on one side of the terrace, an alcoholic, mouthy, druggy.&nbsp; They had had to report him to the council for his anti social behaviour, phoned the police because of fighting in the street, people come looking for him and knock on his neighbours doors saying they are looking for him because he owes them money for drugs.&nbsp; And this is only the tip of the iceberg of what I have been told.&nbsp; I told my landlord straightaway because I was horrified - I am a single working parent I just want peace and quiet.&nbsp; My landlord said he had no idea and whilst being disgusted himself offered me no assistance to try and sort this loser out nextdoor.&nbsp; I work for solicitors so he basically said can't you do something through work.</DIV><DIV>&nbsp;</DIV><DIV>I am now in a position where I really want to move from here but am only into two months of a six month tenancy agreement and risk losing my deposit but I still feel like I should be grovelling to my landlord because I really don't want to live here and I need to get out (I have viewed another house which is available at the moment and I know the people who live next door/near it).</DIV><DIV>&nbsp;</DIV><DIV>Thanks for letting me post this I hope your site gets lots more support in the future.</DIV><DIV>&nbsp;</DIV><DIV>Many thanks</DIV><DIV>Delgib</DIV><DIV>&nbsp;</DIV>]]>

I found one or two properties to be okay but as I grew my portfolio I spent more time doing paper work when I'd bought the properties to hopefully (eventually) spent less time working. This landlord uses sub standard components and then charges the replacement / cleaning to the tenant. I only got 1 month of the deposit returned (£525) as they kept the rest of it calling it a ' holding deposit'.<br /><br />The day light robbers are AMS-LETTINGS based in knebworth.<br /><br />in total they took £315 in deposit the cheating robbing ********.  ]]>

Im thinking about booking as a birthday present so I ll be&nbsp;putting Encore into my address&nbsp;book.
